Fire Safety Compliance & Maintenance in Maidenhead

Fire risk assessments, fire extinguisher servicing, alarm monitoring and CCTV and intruder alarm maintenance for Maidenhead offices, town centre shops, riverside premises and licensed HMOs.

Maidenhead is changing quickly. The Nicholsons shopping centre was due to close in June 2026 ahead of demolition, new residential towers are planned in its place, and older shops with empty upper floors sit inside a protected conservation area.

We cover Maidenhead, Cookham and the Taplow side of the river from our Hayes head office, reached along the M4. IDS Global was established in 2011 and is a member of the IFSM and the FPA.

Businesses and buildings in Maidenhead

Maidenhead's built-up area had a population of 67,375 in 2021. The town sits about 30 miles west of London, with M4 junctions 8/9 linked to the town by the A404(M) and A308(M), and Johnson & Johnson among the companies headquartered locally. Vanwall Business Park holds modern offices such as AbbVie House, where AbbVie has extended its lease. In the centre, the council's appraisal records a 1960s office legacy that includes Berkshire House, an eleven-storey block built on the site of the old Guildhall.

The station offers Elizabeth line services into London and GWR trains to Paddington, Didcot and Marlow. One Maidenhead, formerly known as The Landing, has completed a first phase of 429 homes with retail and a public square. Older stock includes Victorian and Edwardian shops, former coaching inns, and riverside boathouses, clubs and hotels along the Thames.

Fire Risk Assessments by IDS Global

Fire Risk Assessments in Maidenhead

The appraisal for the Maidenhead Town Centre conservation area notes that the upper floors of many shops are used as flats or offices, while some are empty and inaccessible. A mixed-use building like that needs an assessment that deals with separation between the shop and the floors above, escape from the upper storeys and who controls the empty space.

We carry out fire risk assessments under the Regulatory Reform (Fire Safety) Order 2005 and give a written action plan ranked by priority. For HMO landlords, the Royal Borough asks for a copy of the fire risk assessment with every licence application.

Fire Extinguisher Servicing in Maidenhead

Riverside hotels, clubs and boathouses, town centre restaurants and shared kitchens in HMOs all depend on portable extinguishers being charged, tagged and suited to the risk. The HMO management regulations summarised by the Royal Borough require firefighting equipment to be kept in good working order.

We service extinguishers on site, replace units that fail inspection, and check that the type and position of each unit match the hazards noted in your fire risk assessment.

Alarm Monitoring in Maidenhead

The town centre conservation area appraisal warns that damage to vacant upper floors can go unseen by the occupants of the shops below.

Connecting an existing fire or intruder alarm to a monitoring centre means signals are acted on out of hours, with keyholders called to a set procedure. We connect and maintain monitoring for existing systems and review the call list with you.

CCTV and Intruder Alarm Maintenance in Maidenhead

With the police figures below showing shoplifting and vehicle crime in the town centre, a camera with a dirty lens or a full hard drive offers little protection.

We service existing CCTV, intruder alarms and access control: cleaning and adjusting cameras, checking recording and retention, testing detectors and batteries, and repairing faults.

Nicholson Quarter and town centre change

A revised hybrid plan for the Nicholson Quarter was approved in November 2025. It replaces the 1960s shopping centre with 856 homes in four towers of 10, 13, 17 and 20 storeys, 55 shops, bars and restaurants, 101 later-living flats and a ten-storey car park. The developer's April 2026 newsletter confirmed the centre would close in June 2026, with demolition following, and a later update named John F Hunt as demolition partner. Occupiers and landlords of buildings next to the site should check that their fire risk assessments reflect the new layout, occupancy and access routes.

Town centre and riverside conservation areas

The Royal Borough has 27 conservation areas, including Maidenhead Town Centre, Maidenhead Riverside, All Saints (Boyn Hill), Cookham Village and Cookham Dean. The town centre appraisal, adopted in July 2016, lists its listed buildings as all grade II and records former coaching inns and brewery stables in King Street. The Riverside conservation area runs along Ray Mead Road from Boulters Lock to Maidenhead Bridge, which is grade I listed, and south to The Fisheries. Its appraisal places the area in Environment Agency Flood Zone 3, so plant rooms, alarm panels and batteries at ground or basement level need checking after high water. Across the river, Taplow is in Buckinghamshire, under Buckinghamshire Council, with its own village and riverside conservation areas.

HMO licensing in the Royal Borough

The Royal Borough of Windsor and Maidenhead defines an HMO as a house occupied by three or more people who do not form a single household. A licence is needed where five or more people from two or more households share. Applications must include a fire risk assessment and test reports for the fire detection and emergency lighting, alongside a gas safety certificate, an EICR and a PAT certificate. From April 2026 the fee for a first property of up to five bedrooms is £920.70. Under the management regulations, escape routes must be kept clear, maintained and signposted, and fire alarms and firefighting equipment kept in good working order.

Frequently asked questions

What fire safety documents does an RBWM HMO licence application need?

The Royal Borough asks for a copy of the fire risk assessment and test reports for the fire detection system and emergency lighting. The application also needs a current gas safety certificate, an EICR, a PAT certificate, a layout plan with room sizes and a copy of the tenancy agreement. A draft licence is issued first, with 21 days for representations before the final licence.

Who handles fire safety enforcement for Maidenhead businesses?

Royal Berkshire Fire and Rescue Service runs an East Hub fire safety office from Maidenhead Fire Station on Bridge Road, covering Maidenhead, Windsor, Slough and Bracknell. A current, site-specific fire risk assessment and records of alarm and extinguisher servicing are the first things to have ready.

Our shop has an empty flat above it. Does that matter for fire safety?

Yes. The Maidenhead Town Centre conservation area appraisal notes that some upper floors are empty and inaccessible, leaving damage unnoticed by the shop below. An unused floor can hide stored waste, faults or intrusion. Your fire risk assessment should cover it, and alarm monitoring gives an out-of-hours response to any alarm from that part of the building.

Is our riverside building at risk of flooding affecting fire and security systems?

The Maidenhead Riverside conservation area appraisal places the area in Environment Agency Flood Zone 3, meaning a high risk of future flooding. If panels, batteries, recorders or plant sit at ground or basement level, have them tested after any flood event, and record the checks in your fire safety log book.

Does IDS Global cover Taplow and Cookham as well as Maidenhead?

Yes. Taplow sits across the Thames in Buckinghamshire, under Buckinghamshire Council, while Cookham is within the Royal Borough of Windsor and Maidenhead and includes the Cookham Village and Cookham Dean conservation areas. We reach both from our Hayes head office along the M4.
