Businesses and buildings in Hackney

Hackney Council calls Dalston the borough's largest town centre, with nightlife around Gillett Square, shops along Kingsland High Street and the Ridley Road street market. The Dalston Plan adopted in 2025 sets out over 600 affordable homes and 14,000 square metres of commercial and workspace by 2033. Hackney Central is described as one of the borough's main town centres and a transport hub. The Local Plan 2033 was adopted on 22 July 2020.

Away from the high streets, the railway arches around Hackney Central, London Fields, Hackney Downs and Dalston Junction stations house creative studios, food and drink operators, craft producers, fitness businesses and e-commerce brands. Homerton University Hospital on Homerton Row, E9, runs an accident and emergency department 24 hours a day. Many buildings put shops, takeaways or workspaces under flats.

Fire Risk Assessments in Hackney

On 23 May 2026 eight engines and around 60 firefighters attended a fire near the junction of Chatsworth Road and Glenarm Road in Lower Clapton. It began at the rear of a takeaway and spread to the flats above and a neighbouring commercial unit. London Fire Brigade recorded the cause as unsafe disposal of barbecue coals. No injuries were reported.

A mixed-use assessment has to look beyond the kitchen. We walk the rear yard, waste and stock storage, lean-tos and the route the residents upstairs would take, then set out prioritised actions for the person responsible for the building.

Fire Alarm Servicing in Hackney

On 28 June 2026 ten engines and around 70 firefighters were sent to a hotel on Amhurst Road, near Hackney Central station. Fire affected two rooms on the fifth and sixth floors, about 16 people were evacuated and the Brigade attributed it to incense sticks. A hotel alarm has to warn every floor quickly, so it needs regular testing.

We service alarms in hotels, shared houses, workshops and arch studios: testing devices, checking sounders and battery back-up, clearing faults and logging every visit.

Fire Door Inspections in Hackney

Many Hackney flats sit over shops or in converted houses, where a fire door is often the only barrier between a stairwell and a room on fire. Hackney's licensing schemes, covered below, put a large share of private rented homes under council licence conditions.

We inspect leaves, frames, seals, closers and hinges, record each defect with a photograph, and give landlords and managing agents a repair schedule.

CCTV and Intruder Alarm Maintenance in Hackney

Railway arch units and ground-floor shops rely on shutters, cameras and alarm signalling exposed to weather and street traffic. Misaligned lenses and full recorder disks remove protection long before anyone checks a recording.

Our visits cover camera view and focus, recorders, alarm communicators and door controllers, with a fault report each time. Recorded crime is set out below.

Hackney property licensing from 1 May 2026

Hackney's additional and selective licensing schemes both came into force on 1 May 2026 and run for five years. Additional licensing applies borough wide to shared homes of three or four people from two or more households, with mandatory licensing for five or more. Selective licensing applies to 17 of the borough's 21 wards, including Dalston, Hackney Central, Hackney Downs, Homerton, Hackney Wick, Lea Bridge and London Fields.

The council's published application fees are £1,400 for an additional or mandatory licence and £925 for a selective licence. A mandatory HMO application also needs an emergency lighting certificate alongside the gas safety certificate and EICR.

Conservation areas from Clapton Square to Hackney Wick

The council's list includes Dalston, Kingsland, Mare Street, Clapton Square, Clapton Pond and Hackney Wick. Designation affects permission for demolition and alterations, and Article 4 directions apply in areas such as Brownswood and De Beauvoir.

Clapton Square was designated in 1969 and extended in 1991 and 2000. It takes in St John's Church, built in 1792 to 1797, and the grade II listed Public Baths on Lower Clapton Road. Hackney Wick was designated in November 2009 and extended in 2014. It covers historic buildings, streets and yards beside the Lee Navigation. Agree any change to external cameras or sounders with the council first.

Homerton and Stoke Newington fire stations and daytime alarm calls

London Fire Brigade lists three stations in Hackney: Shoreditch, Stoke Newington at 64 Stoke Newington Church Street, and Homerton at 97 Homerton High Street, E9. For a flat fire on Hertford Road, Dalston, on 16 January 2026, four engines and about 25 firefighters came from Homerton, Stoke Newington and Soho.

The Brigade's alarm policy separates premises by type. Shops, offices, workshops and arch units that are not listed buildings only get a crew in the daytime window, from 7am to 8.30pm, when someone confirms a fire by calling 999. Hotels, HMOs, flats, care homes, schools and nurseries are attended whatever the hour.

Recorded crime across E5, E8 and E9

We counted police.uk street-level crimes for August 2025 to July 2026 inside ten Metropolitan Police neighbourhood boundaries that follow the wards of Dalston, Hackney Central, Hackney Downs, London Fields, Homerton, Hackney Wick, Lea Bridge, Springfield, Shacklewell and Victoria. Locations are anonymised and we simplified the boundaries, so figures are approximate.

Together they recorded about 20,800 crimes, including roughly 1,840 shoplifting offences, 920 burglaries and 1,040 vehicle crimes. Shoplifting was highest in Hackney Wick (about 347), Dalston (329), Hackney Central (316) and Homerton (315), against about 43 in Hackney Downs. Hackney Wick also recorded the most vehicle crime (about 168), and burglary peaked in London Fields (about 128) and Hackney Central (127).

Frequently asked questions

Does a shared house in Hackney need a licence?

Almost certainly. Since 1 May 2026 additional licensing covers shared homes of three or four people from two or more households across the whole borough, and mandatory licensing covers five or more. Selective licensing also applies in 17 of the borough's 21 wards. Have the fire risk assessment, alarm servicing records and door inspection reports ready before applying.

Will the fire brigade attend our Dalston or Homerton unit if the alarm sounds during the day?

Usually only after a 999 call. London Fire Brigade does not respond to automatic alarms between 7am and 8.30pm at commercial premises outside its exempt list unless a fire is confirmed. Hotels, HMOs, flats, care homes, schools and listed buildings are attended at all hours. Your procedure should say who checks the panel and who calls 999.

We run a takeaway with flats above in Clapton. What should the fire risk assessment cover?

The whole building, not just the shop. The May 2026 fire on Chatsworth Road began outside, at the rear, when barbecue coals were disposed of unsafely, and spread to the flats above and a neighbouring unit. We look at yards, waste and fuel storage, the shared escape route, fire doors and the alarm.

Can you service CCTV or alarm equipment on a building in a Hackney conservation area?

Yes, routine servicing of existing equipment is not a problem. Any change to the outside of the building is different. Conservation designation affects permission for alterations, and Article 4 directions apply in some areas, so check with the council before moving cameras or sounders on a historic frontage.

Which parts of Hackney record the most shoplifting?

For August 2025 to July 2026, police.uk records show about 347 shoplifting offences in the Hackney Wick neighbourhood, 329 in Dalston, 316 in Hackney Central and 315 in Homerton, against about 43 in Hackney Downs and 30 in London Fields. Figures are approximate. Retailers in the higher areas should check that cameras and recorders work.
