Businesses and buildings in Stratford

Newham's Local Plan, adopted in December 2018, ranks Stratford as the borough's Metropolitan Centre, above the Major Centres at East Ham, Beckton Riverside and Canning Town. Westfield Stratford City opened on 13 September 2011 with John Lewis, Marks & Spencer and Waitrose as anchors, a 24-hour casino and a 20-screen cinema. Stratford Centre, on Broadway, dates from 1974.

Queen Elizabeth Olympic Park covers 560 acres, with London Stadium, London Aquatics Centre and Copper Box Arena among its six key venues. East Bank on the Park brings together BBC Music Studios, UCL, V&A East, Sadler's Wells East and London College of Fashion. The offices of International Quarter London in E20 include the Financial Conduct Authority and Transport for London. Fire Risk Assessments by IDS Global

Fire Risk Assessments in Stratford

On 2 July 2026 four engines and about 25 firefighters attended a fire in the basement of a restaurant on Vicarage Lane. Everyone, including a family from the flat above, was out before crews arrived. The Brigade put the cause down to an electrical event in cabling.

A restaurant, shop or office assessment in Stratford has to cover the whole building: basements and plant rooms, the electrical intake, exits shared with flats overhead, and how staff would move visitors who do not know the layout. Every finding is ranked in a written action plan for the responsible person.

Fire Alarm Servicing in Stratford

The Brigade's automatic alarm policy sets 7am to 8.30pm as the period when it will not attend an alarm at a non-exempt commercial building unless someone dials 999 to confirm a fire. For an office in International Quarter London or a unit in Stratford Centre, that leaves the first check to your own staff.

Flats, including high-rise, hotels, hospitals, schools and listed buildings are on the exempt list and are attended at any hour. We test detection and sounders on a rota, check battery back-up and panel history, trace repeat faults and log each visit.

Fire Door Inspections in Stratford

On 21 April 2026 six engines and about 40 firefighters were sent to an upper-floor flat on Gerry Raffles Square. A firefighter in breathing apparatus rescued one man, and a neighbour who heard a smoke alarm dialled 999. Newham's Local Plan names Stratford as the main location for the borough's tallest buildings, and in a tall block the flat and stair doors are what keep smoke out of the escape route.

We inspect leaves, frames, seals, closers and hinges on stairs, riser cupboards and flat entrances, photograph each defect and give managing agents a repair schedule.

CCTV and Intruder Alarm Maintenance in Stratford

The police.uk neighbourhood named Stratford Olympic Park logged about 1,430 shoplifting offences in the twelve months to July 2026, far above the other two neighbourhoods counted below.

Cameras lose value when lenses drift, recorders fill or communicators fail. Our visits cover camera views, night images, recorder storage, alarm signalling and door controllers, with a fault report each time.

Tall buildings and planning in Stratford

The 2018 Local Plan says parts of Stratford Metropolitan town centre will be the key location for the borough's tallest buildings, at 20 storeys or more to mark key locations on Strategic Site S05, though typically fewer. Since 1 December 2024 the London Legacy Development Corporation no longer acts as local planning authority: its town planning functions returned to Newham, Hackney, Tower Hamlets and Waltham Forest.

Under the Building Safety Act, a building in occupation is higher-risk if it is at least 18 metres tall or has at least 7 storeys, and contains at least two residential units. GOV.UK excludes hospitals, care homes and hotels, among others.

Newham property licensing in Stratford and Maryland

Newham's council pages give 1 January 2023 as the designation date for additional HMO licensing and 1 June 2023 for selective licensing. The selective designation runs for five years and ceases on 31 May 2028. Stratford and Maryland are both on the council's list of included wards, while Royal Victoria and Stratford Olympic Park are excluded from the selective designation.

The council states that every privately rented property inside a selective zone needs a licence, whatever its size or occupation.

Stratford St John's conservation area

The council designated Stratford St John's conservation area in January 1984. Its centre is the Grade II listed Church of St John the Evangelist, built in 1832 to 1834 to designs by Edward Blore, and the appraisal says all the area's listed buildings are Grade II. They include the Town Hall complex of 1867 to 1868, partly rebuilt after a major fire, and West Ham Court House of 1884.

No 30 Romford Road, a timber-framed house of about 1700, also stands there. London Fire Brigade attends alarms at listed buildings at any hour.

Recorded crime in Maryland, Stratford and the Olympic Park

We counted police.uk street-level crimes for August 2025 to July 2026 inside the Metropolitan Police neighbourhood boundaries named Maryland, Stratford and Stratford Olympic Park. Locations are anonymised and we simplified the boundaries, so figures are approximate.

Together they recorded about 11,000 crimes, including roughly 1,820 shoplifting offences, 390 burglaries and 620 vehicle crimes. Stratford Olympic Park accounted for about 1,430 of the shoplifting offences, Stratford about 360 and Maryland about 20. Burglary was highest in Stratford at about 184, and vehicle crime in Stratford Olympic Park and Stratford at about 227 and 223.

Frequently asked questions

Does a rented flat or shared house in Stratford or Maryland need a licence?

Newham's council pages list the Stratford and Maryland wards inside its selective licensing designation, which runs from 1 June 2023 to 31 May 2028. Stratford Olympic Park and Royal Victoria wards are excluded from that designation, so check the ward first. Additional and mandatory HMO licensing are separate.

Will the fire brigade attend a daytime alarm at our Stratford office or shop?

Not automatically. Between 7am and 8.30pm London Fire Brigade attends alarms at commercial premises off its exempt list only after a 999 call confirms a fire. Flats including high-rise, hotels, hospitals, schools and listed buildings are attended at all hours. Record who checks the panel and who dials 999.

We manage a tower near Stratford. Is it a higher-risk building?

GOV.UK defines a higher-risk building in occupation as one at least 18 metres tall or with at least 7 storeys, containing at least two residential units. Hotels, hospitals and care homes are excluded. Check your own duties against the regulator's guidance.

What should a restaurant with flats above check after the Vicarage Lane fire?

On 2 July 2026 a basement fire on Vicarage Lane was put down to an electrical event in cabling. London Fire Brigade advised restaurant operators to review electrical maintenance and staff evacuation procedures. In mixed-use buildings we also look at basements, plant areas and the stair serving the flats.

Does Martyn's Law affect venues near the Olympic Park?

The Terrorism (Protection of Premises) Act 2025 received Royal Assent on 3 April 2025, and ProtectUK expects an implementation period of at least 24 months from then. The Security Industry Authority is the regulator. Whether a venue is in scope depends on its use and capacity, so read the Government guidance.
