Businesses and buildings in Willesden Green

Brent's Local Plan lists both Willesden Green and Neasden as district centres. In the plan's text of January 2022, the core of Willesden Green is called successful, while the western end of the High Road has a high level of vacancies and the council backs a move to housing and employment there. The plan also says creative businesses have increasingly clustered in the centre. The Library at Willesden Green, at 95 High Road, combines a library, gallery, performance space, Brent Museum and Archives and meeting rooms for hire.

Neasden is more industrial. The plan's Neasden Stations Growth Area covers 11.5 hectares around Neasden Lane, Denzil Road and Selbie Avenue, where existing uses are light industry, storage, waste recycling and open storage, with around 2,000 homes estimated subject to a masterplan. In Neasden, the BAPS Shri Swaminarayan Mandir on Pramukh Swami Road was completed in 1995, and its prayer hall holds 3,000 people.

Fire Alarm Installation in Willesden Green

Brent's conservation appraisal describes the High Road as shops with offices and homes above. In December 2024 eight engines and around 60 firefighters attended a fire at a shop with flats above on Willesden High Road, between Bertie Road and Hawthorn Road. Two people were rescued from the third floor by a short extension ladder and three more left before crews arrived. The Brigade believes an electrical fault in the lighting caused it.

We design and install BS 5839 systems that cover the shop, upper floors and stair as one building, so residents are warned when a fire starts downstairs.

The conservation area includes Rutland Park Mansions on Walm Lane, built in 1898, and St Andrew's Church on the High Road, which is listed Grade II. The Library at Willesden Green lets out meeting rooms, and the Neasden mandir has a prayer hall for 3,000 people.

For a mansion block, a converted terrace or a hired hall, we assess how many people use each space and how they would leave, then give you a prioritised plan.

Conservation areas from the High Road to Neasden Village

Brent designated the Willesden Green Conservation Area in January 1993, and its Cabinet adopted a character appraisal on 28 May 2024 and approved an extension the same day. The appraisal says the centre was largely built between 1881 and 1906, after the Metropolitan Railway arrived, and that many parades keep their original pilasters and corbels. Willesden Green station, rebuilt in 1925 in cream faience, is Grade II listed, as are St Andrew's Church, its vicarage and its former school. The appraisal records that the area then had no Article 4 Direction and proposes one, covering front windows and doors.

Neasden Village Conservation Area dates from November 1987. Its appraisal describes mainly two-storey brick terraces built for workers of the Metropolitan Railway and Power Company, with an Article 4 Direction applied in April 1995. Cameras and bell boxes on a listed or protected frontage should be agreed with the council first.

Brent licensing for Willesden Green and Dollis Hill

Willesden Green and Dollis Hill, with Harlesden and Kensal Green, make up Brent's first selective licensing designation, which started on 1 August 2023 and lasts five years, for homes let to a single person, two people or one household. Applications received before 2 February 2026 were processed at £640, and the council's page lists £1,040 from that date. Additional licensing for homes of three or four people also began on 2 February 2026, at £1,040.

Fires in Neasden and on the High Road

London Fire Brigade's Willesden station is at 59a Pound Lane, one of three in Brent. On 28 August 2026 crews from Wembley, Park Royal, Willesden and other stations went to a waste facility on Hannah Close, Neasden. Twenty engines attended, around 125 firefighters were there at the height of the fire, and the Brigade took more than 90 calls. An industrial unit about 100 metres by 150 metres was alight, and the fire was under control by 17:10.

Between 7am and 8.30pm the Brigade attends an automatic alarm only when a 999 call confirms a fire. Its exempt list includes flats, HMOs, care homes, schools and Grade I, II and II* listed buildings, so High Road shops and Neasden units need a clear procedure for who checks the panel.

Recorded crime around Willesden Green, Dollis Hill and Welsh Harp

We counted police.uk street-level crimes inside three Metropolitan Police neighbourhood boundaries for August 2025 to July 2026. Police.uk anonymises locations, so the figures are approximate. Willesden Green recorded about 2,993 crimes, including 142 shoplifting offences, 182 vehicle crimes and 90 burglaries. Dollis Hill recorded about 2,557, with 67 shoplifting, 191 vehicle crimes and 115 burglaries. Welsh Harp recorded about 1,393, with 59 shoplifting, 131 vehicle crimes and 99 burglaries.

Frequently asked questions

Does a rented house in Willesden Green need a Brent licence?

Probably. Willesden Green is one of the three wards in Brent's first selective licensing designation, which runs from 1 August 2023 for five years and covers lets to a single person, two people or one household. Shared homes of three or four people fall under additional licensing from 2 February 2026. Confirm the address with Brent.

Will the fire brigade come when our Neasden unit alarm sounds at midday?

Only if someone confirms a fire. London Fire Brigade does not attend automatic alarms between 7am and 8.30pm unless a 999 call reports a fire, and its exempt list names dwellings, care homes, schools and similar premises rather than industrial units. Agree in advance who checks the panel and who calls 999.

Can we fix cameras or a bell box to a High Road parade?

Check with Brent Council first. The High Road is inside the Willesden Green Conservation Area, and the appraisal values the original pilasters and corbels on its Victorian parades. We survey first, choose compact housings and route cables internally where we can.

What fire protection should a flat above a High Road shop have?

The shop and the flat need to be treated as one building. In the December 2024 Willesden High Road fire, five people went to hospital. A fire risk assessment should cover detection linked between shop and flat, fire doors on the stair, and a safe route from the upper floors.

How much shoplifting and burglary is recorded around Willesden Green?

Our count of police.uk records for August 2025 to July 2026 gives about 142 shoplifting offences and 90 burglaries inside the Willesden Green neighbourhood. Dollis Hill recorded about 115 burglaries. Figures are approximate, because police.uk anonymises locations.
