North Acton has become a high-rise district. One West Point on Portal Way, completed in November 2022, is a group of four residential towers around a courtyard, the tallest rising 57 storeys to 184 metres. Imperial College London runs two undergraduate halls nearby, Woodward at 18 floors and Kemp Porter at 30 floors. Below the towers, Victoria Industrial Estate on Victoria Road (A4000) has been marketed with warehouse units, loading doors and offices, a short walk from North Acton Underground station.

To the south, Acton town centre runs along the High Street, Uxbridge Road, Churchfield Road and Horn Lane, the streets covered by the Your Acton BID, set up in 2018. South Acton is being rebuilt as Acton Gardens, a scheme of nearly 3,500 homes on 52 acres that replaces post-war council tower blocks with mixed-tenure housing, community buildings and non-residential space.

North Acton towers and the Building Safety Act

Under section 65 of the Building Safety Act 2022, an occupied building in England is a higher-risk building if it is at least 18 metres high or has at least seven storeys and contains at least two residential units. Government guidance confirms that shared student rooms count as residential units.

Towers such as One West Point and Imperial's Woodward and Kemp Porter halls are well above the height threshold. Imperial describes a simultaneous evacuation approach for these buildings, with all-out buttons, automatic smoke vents, sprinklers, trained wardens and round-the-clock staff. For accountable persons, the fire alarm, fire doors and smoke control equipment are central to the safety case and need documented maintenance.

South Acton and the Acton Gardens rebuild

Ealing Council records that the original South Acton estate was built from 1949 onwards over about 30 years, largely as tower blocks, with around 2,100 council homes. Acton Gardens, a partnership between L&Q and Countryside Properties that won the developer competition in 2010, is replacing it with nearly 3,500 homes across 52 acres, plus roughly 50,000 sq ft of non-residential space.

Between 2012 and 2024 the scheme delivered 2,098 homes, alongside a community centre and youth centre. With completed phases occupied while later phases are demolished and built, landlords and managing agents here handle both new blocks entering service and older blocks awaiting clearance.

Acton town centre: conservation areas and the BID

Ealing Council lists five conservation areas in Acton: Acton Green, Acton Park, Acton Town Centre, Bedford Park and Mill Hill Park. The Acton Town Centre area, in South Acton ward, was designated in 1982 and extended in 1994 and 2004; Mill Hill Park followed in 1993. On 19 November 2025 the planning committee approved a borough-wide review that extended Acton Town Centre, Bedford Park and Mill Hill Park and reduced Acton Park and Acton Green.

We queried the police.uk API for August 2025 to July 2026. The figures are approximate and include anti-social behaviour. Within a one-mile radius of Acton High Street, around 7,449 incidents were recorded, including about 667 vehicle crimes, 595 shoplifting offences, 333 burglaries and 290 criminal damage and arson offences. The South Acton neighbourhood recorded around 3,026, with 183 shoplifting offences, 156 vehicle crimes and 138 burglaries. East Acton recorded around 1,666, including 132 vehicle crimes and 74 burglaries.

If it qualifies, the accountable persons take on duties under the higher-risk regime, and clear records for fire alarms, fire doors and smoke control systems become part of showing that building safety risks are managed.

New phases bring a handover period in which the fire risk assessment, alarm servicing, emergency lighting and fire door inspection regime all need to be set up for common parts.
