City Hall describes Park Royal as the largest area of Strategic Industrial Land in London, with around 1,700 businesses employing about 43,100 people. Microsoft received planning permission for its Park Royal datacentre in December 2020, and in May 2026 the development corporation's planning committee approved a 72MW, £1bn Pure DC and SEGRO scheme at Premier Park, replacing a redundant warehouse with nine data halls over three storeys. Around the industrial core, OPDC plans roughly 1,850 new homes in Park Royal, excluding Channel Gate, so more sites now mix commercial and residential use.

Who handles planning in Park Royal

Park Royal sits across the London Boroughs of Brent and Ealing, and the wider development area also takes in part of Hammersmith and Fulham. Since 1 April 2015 the Old Oak and Park Royal Development Corporation, set up by the Mayor of London, has been the planning authority for this 650 hectare area. It decides the larger applications, such as commercial buildings over 10,000 sq m or schemes of 50 or more homes, while some smaller applications are delegated back to the boroughs.

Next door, Old Oak Common is being developed as an interchange for HS2, the Elizabeth line, the Great Western Main Line and Heathrow Express.

Recent fires on the estate

London Fire Brigade incident reports show the pattern of industrial fires in Park Royal. In June 2025, 15 fire engines and around 100 firefighters attended a restaurant and industrial warehouse on Coronation Road in the early hours; the roof and first floor were destroyed and neighbouring units were damaged. In October 2025, eight engines attended a laundry building on Dukes Road at 3.16am. In September 2024, an industrial deep fat fryer caught fire in a three-storey warehouse on Rainsford Road, and in March 2026 an electrical fault damaged part of a unit on Coronation Road.

Several of these broke out at night, and one spread into adjoining units. On terraces with shared walls, early detection and compartmentation matter. Park Royal fire station on Waxlow Road is one of three LFB stations in Brent.

Daytime alarm calls to the London Fire Brigade

For most commercial premises, the LFB will not send crews to an automatic fire alarm between 7am and 8.30pm unless someone rings 999 to say there is a fire. It still responds overnight. Stonebridge recorded around 3,241, including about 279 shoplifting offences, 276 vehicle crimes, 157 criminal damage and arson offences and 138 burglaries. For yard-based firms, these figures support perimeter CCTV, controlled gates and alarmed buildings.
