Businesses and buildings in St John's Wood & Maida Vale

Westminster's City Plan, in the form adopted in January 2026, names St John's Wood High Street as one of four district centres and says boutique fashion and independent retailers in small stores are fundamental to its character. It also designates a new local centre at Elgin Avenue and Chippenham Road in Maida Vale, and describes Lord's as an international sporting venue.

Most of the building stock is residential. Maida Vale's mansion blocks include Lauderdale Mansions (1897), Elgin and Leith Mansions (1900) and Delaware and Biddulph Mansions (1907). In St John's Wood, Westminster's summary describes Victorian villas in generous gardens to the north and Edwardian mansion blocks in the south-east, and most villas have since been subdivided. The City Plan lists the Ordnance Hill barracks site, Dora House and the St John's Wood Road and Lodge Road site among North Westminster housing sites.

Fire Risk Assessments by IDS Global

Fire Risk Assessments in St John's Wood and Maida Vale

On 20 May 2026 fifteen engines and about 100 firefighters attended a fire in a residential building on the A5 in Maida Vale. London Fire Brigade reports that a fifth-floor flat was destroyed, part of a sixth-floor flat was damaged, and crews led 24 people to safety, 15 of them using fire escape hoods.

For a mansion block we assess the common stair, lobbies, risers, flat entrance doors and emergency lighting, and set out actions in order of risk, noting where the higher-risk building criteria may apply.

Fire Doors by IDS Global

Fire Door Installation in St John's Wood and Maida Vale

On 18 July 2026 a fire in a ground-floor flat in a converted mid-terrace townhouse on Sutherland Avenue collapsed the ceiling of the lower-ground flat below. The Brigade recorded it as accidental, caused by the lithium-ion battery of a power bank on charge.

In a subdivided villa the doors between each flat and the shared hall hold a fire back. We fit certified fire door sets with the right frames, seals and closers, and inspect existing doors that have been trimmed or wedged open. On stucco frontages in the conservation areas, agree any external change with Westminster City Council first.

Fire Alarm Systems by IDS Global

Fire Alarm Installation in St John's Wood and Maida Vale

The Brigade's automatic alarm policy always attends flats, HMOs, hotels, schools and Grade I, II and II* listed buildings. Shops, restaurants and offices are not on that list, so between 7am and 8.30pm the Brigade does not respond to their alarms unless a fire is confirmed.

We design and install BS 5839 systems to suit that rule, with clear zone plans, call points on escape routes and a procedure for staff to confirm a fire and dial 999. In listed buildings we choose low-profile detectors and route cables discreetly.

CCTV Installation in St John's Wood and Maida Vale

Police.uk records for August 2025 to July 2026 show about 234 burglaries and 299 vehicle crimes across the Abbey Road, Little Venice and Maida Vale neighbourhoods, plus about 72 bicycle thefts. Shoplifting was concentrated in Little Venice, at about 82 of the 98 recorded.

For blocks we cover the entrance, lobby, bin store, cycle store and car park, and for shops and cafés the till, door and rear yard.

Westminster licensing for flats and converted villas

Westminster's first selective licensing designation names Abbey Road, Little Venice and Maida Vale among its eight wards. It was made on 24 June 2025, came into force on 24 November 2025 and runs to 23 November 2030. It covers privately rented houses that are not licensed as HMOs, and the council's footnote adds that single-household flats in a converted building need a selective licence.

Shared homes fall under the council's additional HMO licensing scheme, renewed to run from 31 August 2026 to 30 August 2031.

Lord's, the Pavilion and Martyn's Law

Lord's holds 31,100 spectators. Its Pavilion of 1889 to 1890 is Grade II* listed. Building of a new Allen Stand, taking that stand from 616 to 806 seats, began on 8 September 2025, and Lord's said then that it expected completion in winter 2026 to 2027.

ProtectUK sets the enhanced tier of Martyn's Law at 800 or more people, and the standard tier at 200 to 799. The Act received Royal Assent on 3 April 2025 and ProtectUK says requirements begin at least 24 months later. Enhanced duty holders must notify the Security Industry Authority and take appropriate measures to reduce vulnerability to an act of terrorism.

Conservation areas, Abbey Road Studios and the canal

Westminster designated the St John's Wood Conservation Area in 1967 and extended it in 1979 and 2007. The Maida Vale Conservation Area dates from 1968 and was last extended in 1996. Its layout follows the Grand Union and Regent's Canal, with stucco crescents and later red brick mansion blocks around Elgin Avenue. Abbey Road Studios at 3 Abbey Road, a house of 1831 converted in 1929 to 1931, was listed Grade II on 23 February 2010.

At Little Venice the Canal & River Trust describes floating cafes, the London Waterbus, an art gallery and a hotel boat on the pool. The City Plan supports moorings there in principle, and the Brigade lists houseboats among premises it always attends.

Crime in the Abbey Road, Little Venice and Maida Vale neighbourhoods

Our count of police.uk records for August 2025 to July 2026 inside the three Metropolitan Police neighbourhood boundaries is approximate. Abbey Road recorded about 1,052 crimes, Little Venice 1,385 and Maida Vale 1,103. Burglary counts were 86, 70 and 78, and vehicle crime 93, 96 and 110.

Frequently asked questions

Does my rented flat in Maida Vale or Little Venice need a licence?

Probably. Abbey Road, Little Venice and Maida Vale are in Westminster's selective licensing designation, in force from 24 November 2025 to 23 November 2030, covering privately rented homes not licensed as HMOs. A shared home falls under the additional HMO scheme, renewed from 31 August 2026. We can supply the fire risk assessment.

When does Martyn's Law apply to a venue near Lord's?

The Act received Royal Assent on 3 April 2025, and ProtectUK says requirements begin at least 24 months later. Premises where 200 to 799 people may be present are in the standard tier, and 800 or more in the enhanced tier. We can advise on CCTV and access control for the measures a venue chooses.

Will the fire brigade attend an alarm at my St John's Wood shop during the day?

Not automatically. Between 7am and 8.30pm London Fire Brigade does not attend alarms at most commercial premises unless someone confirms a fire. Flats, HMOs, hotels, schools and listed Grade I, II and II* buildings are always attended. Agree who checks the panel and who calls 999.

Is my Maida Vale mansion block a higher-risk building?

It is if it is at least 18 metres tall or has at least seven storeys, and contains two or more residential units. Buildings used entirely as hotels, care homes or hospitals are excluded. We assess the common parts under the Fire Safety Order either way and flag where the criteria may apply.

Which fire stations attend fires in NW8 and W9?

London Fire Brigade's reports show varied crews. The May 2026 fire on the A5 in Maida Vale drew Paddington, West Hampstead, North Kensington and Euston. On Sutherland Avenue in July 2026 it was Park Royal, West Hampstead and Paddington.
