Fire Safety Compliance & Maintenance in Bagshot

Fire risk assessments, fire alarm servicing, fire door inspections and security system maintenance for shops, landlords, care providers and hotels in Bagshot, Lightwater and Windlesham.

Bagshot had an estimated 7,500 residents in 2022 and sits on the old A30 coaching road beside junction 3 of the M3. Surrey Heath Borough Council's emerging Local Plan names it one of the borough's two district centres, with Lightwater and Windlesham as local centres.

IDS Global has traded since 2011 from 27-37 Station Road, Hayes, and is a member of the IFSM and the FPA. We reach GU19 from Hayes by the M25 and M3, leaving at junction 3.

Businesses and buildings in Bagshot

The High Street is the core of the district centre. The council's 2015 conservation area appraisal describes a commercial street where many shops began as houses and had shopfronts inserted later, mixed with purpose-built premises, late 19th and early 20th century buildings and some older listed ones. A separate retail cluster at the junction of London Road and Waterers Way, which the council's 2018 consultation document names as Waitrose, Cotswold Outdoor and Pets at Home, lies apart from the main centre.

Care and hospitality add residential risk. Bagshot Gardens Care Home at 14-16 London Road and Bagshot Park Care Centre at 28-32 London Road are both registered with the Care Quality Commission for nursing or personal care, and Bagshot Gardens lists dementia among its specialisms. Pennyhill Park Hotel stands on 120 acres, has 123 rooms and three restaurants, and has traded as a hotel since 1972, in a country house begun in 1849.

Fire Risk Assessments in Bagshot

The appraisal counts nine listed buildings in the village conservation area, three of them 16th century timber-framed buildings whose frames are usually hidden behind later brick. It also notes that 25 to 31 High Street, an early 19th century terrace, was altered into flats. We assess a High Street building as a whole: concealed construction, what is used upstairs, and whether the rear escape is clear.

Surrey Heath's HMO licence page asks for a fire risk assessment that is reviewed annually or after significant changes. We prepare and review assessments for landlords and managing agents, with a prioritised action plan.

Fire Alarm Servicing in Bagshot

Surrey Fire and Rescue Service lists badly sited detector heads and a fire alarm system that is not serviced properly among the causes of false alarms. Its advice to businesses with monitored systems is to keep key holder details accurate enough that someone is always available when the premises are empty.

We service panels, detectors and sounders at shops, offices, care homes and hotels, check that the zone plan matches the building as it is used today, and arrange monitoring with named key holders.

Fire Door Inspections in Bagshot

Two nursing and personal care homes stand on London Road, at numbers 14-16 and 28-32. In a care home the doors on corridors, bedrooms and stairs are what give staff time to move residents who need help. We inspect leaves, frames, seals, closers and gaps on each door and report defects door by door.

The same survey suits flats above High Street shops and converted terraces, where a door between commercial and residential space matters as much as the alarm.

CCTV and Alarm Maintenance in Bagshot

Footage only helps if cameras are aimed, focused and recording. We service CCTV, intruder alarms and access control at High Street shops, offices and the London Road retail units, checking lenses, lighting, recorder time settings and storage.

The 2015 appraisal criticises air conditioning units, banners and oversized signs on conservation area frontages, so on servicing visits we keep external equipment to its existing position.

Bagshot's conservation areas and listed buildings

Surrey Heath has nine conservation areas, three of them in Bagshot and two in Windlesham. The Bagshot Village area was designated in October 1988 and is centred on the junctions of High Street, Bridge Road and Guildford Road. Its nine listed buildings are Grade II, apart from 44 High Street, which is Grade II* for a rare 16th century wall painting on the ground floor.

The Church Road area takes in St Anne's Church, Grade II and dated 1884, and its neighbouring villas. The Bagshot Park area covers the mansion, gardens, fields and Home Farm north of the village, and the council's 1996 statement records the mansion as Grade II listed in 1976.

Surrey Heath Local Plan and Bagshot's centres

The council consulted on Main Modifications to the Local Plan from 28 May to 9 July 2026. Its page said the plan remained in examination and would be adopted after the Inspector's final report. Under Policy ER8 in that schedule, Bagshot and Frimley are district centres, while Chobham, Frimley Green, Lightwater, Watchetts and Windlesham are local centres.

Policy ER3 lists Tanners Yard, Bagshot, as a locally important employment site, protected against loss to non-employment uses. The schedule also allocates the Bagshot Depot and Archaeology Centre on London Road for 50 homes.

Recorded crime around Bagshot, Lightwater and Windlesham

Surrey Police's The Six Villages neighbourhood boundary on data.police.uk contains Bagshot, Lightwater and Windlesham, and covers a wider area than GU19 alone. Counting police.uk street-level crimes inside it for August 2025 to July 2026 gives about 1,947 offences, including about 134 shoplifting offences, 81 vehicle crimes and 59 burglaries. Police.uk anonymises locations and the boundary was simplified for the count, so the figures are approximate.

Fire stations, alarm calls and heathland fires

Surrey Fire and Rescue lists Camberley station on London Road, GU15, with a wholetime crew 24 hours a day and a day crew, and Chobham station on Bagshot Road with an on-call crew at nights and weekends. The service responds to automatic alarms at business premises only when it receives confirmation of a fire.

Lightwater Country Park covers 59 hectares, mostly heathland, with the heathland designated a Site of Special Scientific Interest. On 5 May 2025 a deliberately started fire at Turfhill, Lightwater burned two hectares and drew four fire engines and two wildfire vehicles. On 21 August 2026 the council said it had worked with Surrey Fire and Rescue to create fire breaks in the areas most at risk.

Frequently asked questions

Does a shared house in Bagshot need an HMO licence?

Surrey Heath's page says properties let to five or more people forming two or more households should have one, valid for five years. In October 2026 it listed a £896.20 fee, or £773.70 for accredited landlords. Applications need a reviewed fire risk assessment plus annual alarm, extinguisher and emergency lighting test certificates. We carry out the assessment and the servicing that produces them.

Does Surrey Fire and Rescue treat a hotel alarm differently from a shop alarm?

Surrey Fire and Rescue's page says that since spring 2024 residential property types, including hotels, hospitals and boarding schools, get the same confirmed-fire response as businesses. As the page read in October 2026, the approach did not apply to critical national infrastructure, COMAH sites or major heritage locations. A hotel, like a shop, needs a named person to check the panel and call 999 when there is a fire.

Can you service fire equipment in a listed building on Bagshot High Street?

Yes. Servicing alarms, extinguishers and fire doors does not change the building, and we survey first. The village conservation area has nine listed buildings, three of them 16th century timber-framed. If any work might touch historic fabric, we recommend you check with Surrey Heath Borough Council before it begins.

Do you cover Lightwater and Windlesham as well as Bagshot?

Yes. The Local Plan schedule lists Lightwater and Windlesham as local centres, and Windlesham has two conservation areas of its own, at Church Road and Updown Hill. Both lie within reach of the M3 from our Hayes office. Sandhurst and Virginia Water also have pages on this site.
