Greenford grew as an industrial district because of the canal and the Great Western Railway. J. Lyons and Co. bought 63 acres from 1921 and opened a factory that July; after redevelopment in 1998 the land became the Lyon Way Industrial Estate. The Hovis factory ran until 2013/14, and employers named locally today include Brompton Bicycle, IBM, Panavision, Panalux, a Wincanton distribution centre and a Royal Mail regional distribution centre. Perivale has an industrial estate of 1930s buildings, according to Ealing Council, and two estates remain in use: Perivale Park, north of the station, and Perivale Industrial Estate, between Bilton Road and the A40. Its landmark is the Grade II* listed Hoover Building on Western Avenue, now a Tesco store with 66 apartments completed in 2018. Northolt is mainly residential, spread either side of the A40, with interwar private housing to the north, 1960s and 1970s social housing to the south, and the Grand Union Village scheme on the former Taylor Woodrow site.

Selective licensing in Greenford, Northolt and Perivale

Since 3 January 2023, Ealing Council's selective licensing scheme has covered single-household lets in wards including Greenford Broadway, Greenford Green, North Greenford, Northolt Mandeville and Northolt West End, and the council list also has an entry for Perivale and South Acton. Northolt East does not appear on that list, so the rules can differ between Northolt addresses. Shared houses with three or four unrelated occupants have needed an additional HMO licence since 1 April 2022. Use the council's postcode checker before assuming a property is exempt.

Heritage: the Hoover Building and Northolt Village Green

The Hoover Building on Western Avenue, designed by Wallis, Gilbert and Partners, was listed Grade II* in 1980, with its canteen building added in 1981. Ealing Council designated the Northolt Village Green conservation area in 1969, and its appraisal was last updated in 2007. The council also names Perivale Park and Meadows/Ruislip Road East as a conservation area within the Brent River Park.

Work on listed or conservation area buildings needs discreet cable routes and equipment agreed with the owner, and listed building consent where the fabric is affected.

Flats, HMOs, schools and listed heritage buildings receive a response to an automatic alarm at any hour, while most commercial units receive no daytime attendance between 7am and 8.30pm unless a fire is confirmed. On a canalside scheme combining homes with shops and offices, or a listed building with a supermarket inside, managers should check which category their premises fall into and write it into the fire procedure.

We totalled police.uk street-level records for August 2025 to July 2026 inside simplified Metropolitan Police neighbourhood boundaries, so the figures are approximate. Perivale logged about 281 vehicle crimes and 78 shoplifting offences. Does my rented house in Northolt need a selective licence?

It depends on the ward. Ealing Council lists Northolt Mandeville and Northolt West End in its selective licensing scheme from 3 January 2023, but Northolt East is not on that list. Check the address with the council's postcode checker. Whatever the answer, a current fire risk assessment and working detection will help if the property is inspected.

Will the fire brigade come if our alarm goes off at a Perivale industrial unit during the day?

Not on the alarm signal alone. For most commercial premises the London Fire Brigade does not attend automatic alarms between 7am and 8.30pm unless a fire is confirmed by a 999 call. Your procedure should name who investigates an activation and who phones the brigade. Overnight, the brigade still responds to automatic alarm calls.

Can you work on a unit inside the Hoover Building or another listed property?

Yes. The Hoover Building is Grade II* listed, so any fixings, cable routes and external equipment should be agreed with the building owner first, and consent may be required where the historic fabric is affected. We plan the layout before starting and use surface routes that can be removed later without damage where possible.
