Businesses and buildings in Southall

Ealing Council's 2024 draft Local Plan puts Southall's population at around 81,000, about 22% of the borough, across six wards: Lady Margaret, Dormers Wells, Southall Broadway, Southall West, Southall Green and Norwood Green. The Major Town Centre along the Broadway is defined by specialist food, retail and fashion shops that draw customers from across the country, and the plan promotes the Broadway, South Road and The Green for banqueting, conferencing and festivals. King Street, by The Green, is a smaller neighbourhood centre, and the plan wants a stronger 24-hour offer for shift workers.

Industry matters here as much as retail. The plan counts nearly 400 businesses and over 4,000 jobs on Southall's industrial land, with a vacancy rate of just 5.7%, clustered in the Great Western Strategic Industrial Location and the International Trading, Featherstone and Bridge Road estates. Wholesale, warehousing, logistics and transport are the named specialisms. Beside the station, the Green Quarter on the former gasworks is planned for 3,750 homes plus shops, a hotel, a cinema and a school, and several allocated sites carry indicative heights of up to 18 storeys.

Fire Risk Assessments by IDS Global

Fire Risk Assessments in Southall

A Broadway shop with storage or living space above has two escape problems in one building: the retail floor and a separate route for the people upstairs, often through a narrow side door. We trace both routes, check separation between the floors and look at stockrooms.

For landlords in Southall Broadway, Southall Green, Lady Margaret and Dormers Wells, a current fire risk assessment also underpins the selective licence that single-household lets in those wards need.

Fire Alarm Systems by IDS Global

Fire Alarm Installation in Southall

Ealing Council will not accept an HMO licence application without an Automatic Fire Detection Certificate and an Emergency Lighting Certificate, and it asks for floor plans that ideally mark where smoke and carbon monoxide detectors sit. We install and certify systems so the plans, the certificates and the hardware agree.

For banqueting suites, restaurants and larger shops around the Broadway and The Green, we design addressable systems to BS 5839 with zoning that lets staff find the source of an activation quickly when a hall is full.

CCTV Installation in Southall

Shoplifting is the standout property offence in the Southall Green neighbourhood, and theft from the person is high around the Broadway. We position cameras to cover tills, high-value displays and shop entrances, with clear images of faces at the door.

On trade counters and yards in the industrial estates, we plan coverage of gates, loading doors and parked vehicles, with recording kept off site or in a locked enclosure.

Intruder Alarm Installation in Southall

Warehouse and wholesale units on the Bridge Road and Featherstone estates and the Great Western industrial land can stand unoccupied overnight and at weekends. We fit graded intruder alarms with monitored signalling, so an activation reaches a keyholder or a monitoring centre rather than relying on a neighbour hearing a bell.

Property licensing in the Southall wards

Ealing Council has run selective licensing in Southall Broadway and Southall Green wards since 1 April 2022, and extended it to Lady Margaret and Dormers Wells on 3 January 2023. Southall West and Norwood Green are not on the council's list. Additional licensing for HMOs let to three or four unrelated people has applied since 1 April 2022, and the council consulted on its future in summer 2026.

Every application needs a gas safety certificate, a satisfactory electrical certificate under five years old, an EPC rated A to E and floor plans. HMOs also need fire detection and emergency lighting certificates. The council rejects incomplete applications after 14 days and does not refund the fee.

Heritage buildings and conservation areas in Southall

Ealing Council lists two conservation areas in Southall. Canalside, first designated in 1993, spans Norwood Green, Southall Green and neighbouring wards. Norwood Green was designated in 1969 and extended in 2007 to take in the Lamb pub and Wolf Field Park. The draft Local Plan notes that both Norwood Green Conservation Area and Norwood Hall are on Historic England's Heritage at Risk Register.

The town centre itself has no conservation area, but it does have listed buildings: the Himalaya Palace on South Road and the Manor House on The Green are both Grade II*, and the Old Town Hall and former fire station on the High Street is a local heritage asset. Alarm and camera work on these buildings needs discreet routing and early contact with the council.

Southall fire station and alarm call-outs

Southall fire station stands at 17-19 High Street, UB1, one of four London Fire Brigade stations in the borough. Flats, HMOs, hotels and Grade I, II* and II listed buildings are on the Brigade's exemption list and get an attendance at any hour. A shop, warehouse or banqueting hall that is not listed gets no crew between 7am and 8.30pm unless someone rings 999 to report a fire.

The policy page does not spell out how a shop with flats above is classed, so owners of mixed buildings on the Broadway should not assume either outcome. Daytime procedures should name who checks the panel and calls 999.

Recorded crime in Southall

We totalled street-level police.uk records for August 2025 to July 2026 inside simplified Metropolitan Police neighbourhood boundaries, so the figures are approximate. Southall Green logged about 348 shoplifting offences and 210 vehicle crimes. Southall Broadway recorded roughly 254 thefts from the person, 190 vehicle crimes and 167 shoplifting offences. Norwood Green saw about 154 vehicle crimes and 60 burglaries, while Southall West recorded around 90 vehicle crimes and 56 burglaries.

Frequently asked questions

My rental house is in Southall West. Do I need a selective licence?

On Ealing Council's current list, selective licensing covers Southall Broadway, Southall Green, Lady Margaret and Dormers Wells, but not Southall West or Norwood Green. That does not remove other duties: a property let to three or more unrelated people may still need an HMO licence. Check the address with the council before letting.

Can you install CCTV on a Grade II* listed building such as the Manor House on The Green?

Yes, with extra care. Fixing cameras or cable runs to a listed building can need listed building consent, so we survey first, propose positions that avoid historic fabric where possible, and give you drawings to discuss with Ealing Council before anything is drilled.

Do new flats in the Green Quarter need different fire safety arrangements from older Southall housing?

Usually, yes. New purpose-built blocks are designed with compartmentation, fire doors and communal systems from the outset, and the draft Local Plan allows some Southall sites to reach 18 storeys. Older terraces converted into flats or HMOs often lack that separation. We carry out fire risk assessments of common parts in both settings and flag where doors or detection need upgrading.

What do you check first in a Broadway shop with rooms above?

We start with the route out for anyone upstairs. If the only stair passes through the shop or a stockroom, a fire at night could trap them, so we check the separation, the doors and whether detection in the shop warns the upper floor. Then we review the sales floor, storage and any cooking areas.
